Below are some question you should make sure you ask the park home site owner before completing your purchase:
- Is the park site owner a member of the British Holiday & Home Parks Association?
The Association is very pro-active in its work to improve the regulatory environment in which parks operate.
- Is there a structural warranty?
Some new homes start with a 12 month manufacturer’s statutory guarantee but some also have a ten year extended structural warranty.
- Does the park have planning permission to operate as a permanent residential park?
This is something you must check as it could alter whether the park is allowed to open all year round.
- Is the site licence from the local authority on display?
This licence covers matters such as fire precautions and the conditions of roads.
- Are children allowed to stay the night?
Many parks allow children to stay on the site but be aware some have restrictions as to who are allowed to permanently reside on site.
If you have a child or grandchild who would like to stay for a night, or several nights make sure you ask the site owner this is permitted.
- Are pets allowed?
Some site only allow cats but others allow other pets so long as they are friendly, well-behaved and do not cause a nuisance to other residents on the park.
- Lastly is the park home in an area where there is a history of subsidence, flooding, heave or landslip in the last 25 years?
This is very important as it will affect your insurance.
